Moved house recently and trying to do a budget for a few improvements. Just looking for a rough estimate on a fairly small job.
There is an arch between the kitchen and dinning room that we'd like down to make one large area.
Partiton wall taken down, two sockets moved, rad moved, and then replastered.
Roughly, how much?
Can get pictures if needed.

Bigger question, is the arch load bearing? If not, do it yourself if your reasonably confident/competent at the oul DIY. I did a 40 sq.m lean-to extention nearly 3 years ago, and it's still standing :D
AFAIK its not load bearing, a neighbour has it done and no sign of a supporting beam!
I'd like to do it myself, only, she doesn't think I'll be able to do it! Tut! :P I know someone who'd move the rad as a nixer.
So I'd like to know what it'd cost to do it in case I make a tit of it, and have that factored into the budget. She'd freak out if we didnt budget for it. If I can do it and make a saving, happy days.

PS: wouldnt know the neighbours well enough to be asking what they paid! :P Would feel a bit awkward anyways!
Were actually thinking of doing something similar at the minute, Its a timber frame and drywalled wall so not load bearing, I also need a rad moved.
Were just looking to make the acrhway in the partition wall so not the whole wall but wouldnt imagine the price would be much different.
I have a builder getting me a quote so should hopefully know this week, Ill let you know.
I would have no issue making the doorway myself but the radiator being relocated may involve floors needing to be dug up so thats not something I am interested in tackling myself.
What kind of money did that cost ye if it's not too rude to ask?

Just check the direction of the floorboards upstairs as they will run opposite to the joists as a quick check if load bearing or not.Quote:

Yeah its a stud wall!
Length of wall is 3.2m, and 2.4m high.
The arch is 1.5 wide.
The dinning room is a smallish square room and the arch separates the kitchen, which is larger. So on side of the arch will become a flat wall, the other will become a corner....if that makes sense. The rad that needs moving is on the flat wall side, and the rad in the kitchen is on the same wall, so assume merging into on larger rad would be the plan!!

So your just taking out the section of partition the width of the dining room and patching up whats left behind?
Aye! Wall down and patched up; few sockets and light switches moved and a rad sorted!
Just want to get an idea of cost for a budget, but Ill probably tackle it myself, but want know have budgeted for it incase there's any problems! ;)

The electrician will charge you 100 quid to move the few sockets and switches, a plumber will be much the same to drain down the system, plumb the rad, refill and bleed the system, allow 50 quid for plumbing fittings and the cost of the new rad. Say 150?. I would say a few 4x2 slabs and a bag of joint filler will do the patching and 50 quid for a skip bag to get the rid of the junk.

Seriously though, if you check donedeal there are plenty of plumbers and electricians that'll come out and do that sort of work for handy money. For instance moving the socket and switch is about an hours work at the very most.
Maybe im a little low on the plumber but not by much.
Brother's mate is a plumber, so he's not getting any more than that - I think I'd manage the rest myself, but say would 750 be a fair price if it was done start to finish, and materials, by someone being paid to do the job?
I would have thought you be getting quotes of around a grand to 1200.
