Looking to get a rough idea of costs for design and build on a kitchen extension to a pretty standard semi-d.

Dimensions are roughly 5ft x 15ft.
Would be cheaper and quicker to get a nice conservatory..i priced a extension 12 ft x20 ft in basic finish.45000 and that's in mayo.and with flat roof..

Sorry, misread - thought that was the price for the conservatory!
45k is quite a bit off the mark for an extension of that size. That sounds like boom time prices, Dublin boom time prices.

Currently in Dublin Ken, building prices are around €1200-€1500 per square meter depending on the level of finish.
You have to consider if you need planning? If not, will you engage an engineer to oversee the job and then certify it at the end for compliance with building regulations and planning exemption?
Or will you allow a builder to simply come in and build and walk away?
I just recently completed this project.
Total finished cost was circa 50k for a 30 square meter extension give or take.
Do you have any idea of what type of finish you want?
Tilt and slid doors? Standard French doors?
Open plan? Vaulted ceiling?
Have you got a budget in mind, as that may dictate what you do and can't do.

Will definitely want it done right - certified etc and designed properly. I don't envisage it requiring PP as it will be pretty small in real terms, and should be below the dimensions requiring PP. Main purpose will be to elongate the kitchen slightly, nothing major as the garden is pretty small and don't want to lose too much of it.
Have had a few rough quotes which all seem to be in and around the same ballpark, so know what I'm facing into anyway. Won't be pulling the trigger on anything for a few months, but will update when things get moving! Thanks to everyone who has replied and sent PM's!
